Abstract The research of the location of houses in city is a very realistic problem. Traditional location theories attach much importance on economic factors, such as transportation. For ex ample, the filtration theory posed by E. W. Burgess mainly discusses the residential stratification caused by income and the interchange theory posed by W. Alonso accounts that the selection of house location is determined both by house fees and transportation fees. How ever, in the author's opinion, the purpose of the selection of house location is to seek maximal utility, so it should be researched from both economic and ecological aspects.
Then, on the basis of the introduction of the ecological value theory, this paper poses the ecological value of residential environment.
According to what has been discussed above, the paper then accounts the meaning of the ecological location of houses. Firstly, it means a satisfactory location having maximal utility. Secondly, it not only pays attention to economic factors, but also makes the comfort of the residential location as a main aim. Thirdly, "ecological factors" doesn't completely take the place of "economic factors" and it only means that some changes have been taken place to their importance.
The paper analyzes the influence of residential environment on the prices of commercial houses in the case of Shanghai.In the middle of 1990s, transportation is of great importance to the prices of commercial houses while the quality of ecological environment is less important. So it can be concluded that the prices of house didn't include the environment value at that time.
Based on the analysis of the relationship between house prices and environment in Shanghai, it appears that house locations have the inclination of better ecological environment. The trend of house location is as follows:1. The house location will change from a city center with convenient transportation to suburb with better environment.2. The prices of house close to better environment, such as parks, public green-land etc. will rise. 3.The improvement of ecological environment in a city will have great significance to the development of house.
